How can i terminate my lease due to delay of occupancy?

We signed a lease on the 28th and later that night went to move in and there were roaches EVERYWHERE!! So the next day i went to talk to the manager and they are now trying to get me a new apartment but i'm still worried that there will be roach and this new apartment will also be unlivable. In my lease it says that i can terminate my lease and get my money back for delay of occupancy but the manager will not let me, she wont even listen to me try and point it out to her. What can i do?
